Mungkin ada dikalangan kita sedang fikir-fikir nak beli rumah sekarang ni kan. Nak beli guna nama sendiri atau nak guna nama syarikat. Mana satu nak guna pun tak tahu, sebab dengar-dengar dari kawan guna nama syarikat lebih baik dari nama sendiri. Betulkah?<\/p>\n

Kami di SMARTRICH selalu dihujani soalan-soalan dari klien berkenaan isu ini.\u00a0So, hari ini admin\u00a0nak kongsikan PRO & CONS<\/strong> membeli rumah menggunakan nama syarikat.<\/p>\n

 <\/p>\n

    \n
  1. \u00a0PRO (KEBAIKAN)<\/strong><\/li>\n<\/ol>\n
    \n
      \n
    • Nama sendiri akan BEBAS dari LIABILITI (TANGGUNGGAN) rumah tersebut.<\/li>\n
    • \u00a0Boleh digunakan oleh syarikat untuk ‘refinance’ jika syarikat perlu membuat pinjaman bank suatu masa akan datang.<\/li>\n
    • Boleh guna rumah tersebut untuk buat sewa kepada pekerja \/ pengarah dengan tujuan mendapatkan keuntungan. Buat Homestay pun boleh dengan syarat ada dimasukkan dalam M&A.<\/li>\n
    • \u00a0Boleh masukkan segala perbelanjaan yang terlibat untuk rumah tersebut jika ia digunakan untuk pengarah dan pekerja. Perbelanjaan seperti cukai tanah dan selenggaraan.<\/li>\n<\/ul>\n

      2.\u00a0\u00a0CONS (KELEMAHAN)\u00a0<\/strong><\/p>\n

        \n
      • Jika beli rumah atas nama syarikat, ELAUN MODAL rumah tersebut TIDAK BOLEH digunakan untuk kurangkan cukai.<\/li>\n
      • bank akan lihat rekod pengarah dan pemegang saham, jika ada masalah dengan pihak bank, kemungkinan tidak lepas untuk pinjaman beli perumahan.<\/li>\n<\/ul>\n

         <\/p>\n

          \n
        • \u00a0Pinjaman hanya boleh dapat maksimun 60% ke 80% dari harga rumah, lebihnya kena topup duit sendiri.<\/li>\n
        • Bila rumah hanya dijadikan tempat tinggal pengarah @ pekerja, tanpa sewa atau tiada untung, ia akan menjadi beban aliran tunai. Seterusnya ia akan menjadi tidak baik pandangan bank untuk suntikan modal seterusnya.<\/li>\n
        • jika rumah diberi pada pengarah dan pekerja tanpa sewa, cukai tambahan pada individu tersebut akan dikenakan sebagai manfaat yang diberi oleh syarikat \/ benefit of kind<\/li>\n
        • Jika syarikat diistihar bankrup, rumah tersebut perlu dijadikan sebagai aset yang perlu dilunaskan.<\/li>\n
        • \u00a0Apabila nak jual rumah tersebut, perlu dapat persetujuan semua pengarah. Kadang-kadang sukar juga part ni. Setiausaha Syarikat yang pening.<\/li>\n
        • yang paling kena tahu, kalau ia dalam kategori pelaburan, maka Cukai keuntungan harta tanah (CKHT) tetap dikenakan walaupun selepas 6 tahun pembelian.<\/li>\n<\/ul>\n

          • \u00a0faedah pinjaman untuk beli rumah atas nama syarikat lebih tinggi dari beli atas nama individu<\/li>\n
          • \u00a0perbelanjaan faedah pinjaman boleh tidak dibenarkan jika melebihi dari sekatan faedah yang ditetapkan. Ia wujud sebab perbelanjaan tersebut tiada kaitan dengan bisnes anda.<\/li>\n
          • bayaran peguam untuk urusan jualbeli rumah merupakan belanja yang tidak dibenarkan untuk kiraan cukai. Maksudnya cukai boleh jadi lebih tinggi.<\/li>\n<\/ul>\n

            So, pilihan ada ditangan anda. Selain ketahui Tips ini, anda juga perlu cantikkan profile kewangan<\/em> sebelum membeli sesebuah rumah. Baru senang bank nak luluskan pinjamankan.<\/p>\n
